Mutlers Row Access Statement

Introduction

Mutlers Row is an 1830’s stone built cottage. It has a shared and private track leading from the main road 1 mile from the village of Mitcheldean.

Pre-arrival

  • We have an extensive website, with information on the cottage, its rooms and the surrounding area.
  • Bookings/enquiries can be made directly from our website or through Owners Direct, via e mail, telephone or by letter.
  • All our guests will be given written directions to the cottage and instructions on key collection. (This is available in variable font sizes on request)
  • Taxi firms are available in Mitcheldean 1mile away; telephone numbers are available if required.
  • Gloucester and Lydney Railway stations are both 12 miles away; Gloucester is the larger of the two Stations.
  • The bus stop is 115 metres (m) distance from the cottage on the main road to the right.
  • A public telephone is 125 metres distance from the cottage 10 metres further from the bus stop.

Arrival and Car Parking

The cottage has its own drive which could park several cars.

Access is via the main road turning into a wide track, the first 35m of track is shared with one other cottage and is a fairly steep incline, at which point the track branches left and right. The left branch is the drive to the cottage and is 60m in length and is a gentler incline. The drive and main entrance to the cottage is lit using motion control sensor lighting.

Instructions on key collection are given in writing via e mail or letter when the cottage has been booked. Keys are colour coded to match the relative doors.

Outside Entrances

Entrance 1

Parking is at the rear of the cottage. There is an inclined walk of 7m to a gate which is hinged left opening in toward the cottage, with a double garage to the right; (this garage is not accessible to the public).

There are 2 steps of 200mm depth and 1m wide; leading to 1m length landing, turning left there are a further 6 steps of 200mm depth 750mm wide with the cottage wall on the left and garden border on the right: turning left at the bottom of these steps is a path of 7m length and 1.8m wide to the 1st conservatory door; the cottage Utility window and door and kitchen window to the left, garden border to the right. A gentle declining 2m slope is the beginning of a 600mm path that runs around the outside of the conservatory (the extractor fan for the air-con unit is on this path in the middle of the conservatory) to the 2nd conservatory door.

Entrance 2

There is a grassed walk of 10m to a gate which is hinged left opening in towards the garden; the gate opens onto a concrete patio to the right which is 10m in length and 2.7m wide: running around the edge of the patio is a path; at the furthest point from the cottage this is a step of 270mm, nearest the cottage it is divided into 2 steps of 230mm and 240mm which leads to a path of 4m in length and 1.9m wide to the 2nd conservatory door.  A 600mm path runs around the outside of the conservatory (the extractor fan for the air-con unit is on this path in the middle of the conservatory) to the 1st conservatory door ending in a gentle inclining 2m slope.

Public Areas

There are no public areas at the cottage.

Conservatory

The conservatory is 9m in length and 2.9m wide. It has 2 main entrances. 1st Door as mentioned in Entrance 1 has a door of 2m x 800mm exterior double glazed and hinged left opening into the conservatory. There is a rubber backed mat for wiping shoes on the floor at this entrance.

Door 2 is 2m x 800mm double glazed exterior door and hinged right is at the opposite end of the conservatory and opens into the conservatory. The cottage is on the left of the conservatory as one enters through Door 1 and on the right if entering through Door 2.

The conservatory is of brick and double glazed windows in design, the brick is to a height of 620mm and has a 200mm sill all the way around with windows above (the windows are top opening and the windows open outwards), the roof is square section polycarbonate, the floor is laminated, the light switch for the spotlights are on the right of the kitchen door, there are 3 switches for 3 sets of spotlights containing 3 lights each, there is a window between the 1st & 2nd spotlight and the 2nd & 3rd spotlight, the height of the windows are 1.1m. The heights of the lights are 760mm the heights of the switches are 1.3m. Under the 1st spotlight is a wall mounted remote control for the air-con unit

The 3rd door 1.73m x 690mm double glazed exterior door is behind conservatory door 1 as you enter into the cottage, it is hinged left and opens into the kitchen; there is a small 50mm wooden door strip between conservatory and kitchen.

The conservatory contains a 2.8m table (extended) and 6 dining chairs, 2 x 3 seater sofas and a coffee table, the window sill contains artificial flowers. There is an air-con unit attached to the long wall of the conservatory that is remote controlled and a storage box under the sill on one side of the conservatory.

The ceiling slopes is a height of 2.0m

Kitchen

There are 3 doors leading into the Kitchen, which is 3.2m in length x 3m wide. As one enters from the conservatory the light switch is on the right wall at 1.32m height, also on the right side of the kitchen is a door 1.9m x 730mm hinged right leading to the hall. Still on the right wall is the fire extinguisher and fire blanket these are wall mounted and are 1.5m height. The kitchen units and electric cooker (4 hotplates bottom oven with grill above) are all standard 900mm high 600mm depth and form an L shape with a set of 3 drawers next to the cooker against the right wall (kitchen width).

The main units along the back wall (kitchen length) consist of -1 larder cupboard- lower units – 1 x double unit, 1 x magic cupboard opening to the left (1 x set of drawers next to cooker) and wall units – larder unit as mentioned – 1 x double unit, 1 x single unit, 1 x corner unit, 1 x single unit – (last single unit above drawers). The wall units are 1300mm height, there is tiled splash back.

There are 3 shelves to the left of the larder cupboard at heights 800mm, 1150mm, 1600mm respectively; the middle shelf holds the microwave.

The kitchen sink with double unit below and integrated dishwasher are under the kitchen window to the left of the kitchen door entering from the conservatory.

On the left wall (width) is a door opening into kitchen hinged right (from utility room) 1.9m x 730mm, next to the door is a radiator with fixed glass shelf above height 1023mm and along that wall is also the recessed boiler 850mm height.

The wall cupboards contain crockery and glasses, with cookware in lower units, saucepans are in the magic cupboard.

The floor is laminate and the kitchen is lit by strip light.

The ceiling is to a height of 2.0 m

Utility room

There are 3 doors leading from the Utility room. The room is 2.9m x 1.35m and can be accessed either from outside or through the Kitchen or from outside the cottage from Entrance 1 side; it is tiled all the way round to the height of 1.24m

If accessing from Kitchen – the light switch can be found on the wall to the left of the Kitchen door, light switch height is 1.0m the outside door 1.73m x 690mm double glazed exterior door; the window is next to the door with a sill depth of 230mm

The utility room contains a standard front loading washing machine which is housed in a purpose built unit with a standard front loading Tumble dryer above height 900cm.

The fridge freezer 1.48m height and 520mm width is next to the tumble dryer.

A laundry basket, wash basket, pegs and mop/brush and bucket.

To the right is the bathroom door hinged right 1.9m x 730mm.

he ceiling is to a height of 2.4mm

Bathroom

The bathroom is 2.5m x 1.8m and floor to ceiling tiled. It contains a sink, W.C. and bath with electric shower over the bath.

The bath is 1.5m long, 55 wide and 45 deep with lever taps. Shower curtain and electric shower into bath.

The pedestal sink 80 h x 55 w  x 24 d, is to the left of the door hinged right 1.9m x 730mm with radiator behind (the cord switch for electric shower is found behind the door).

Along the wall to left is the window (3 way opening) with toilet below, the toilet is 400mm h with the bath 220mm to the right and the wall 350mm to the left, there is a shelf which houses the pipe work to the left of the toilet.

The floor is laminate with pedestal matt set. There is a double cupboard to the right of the bath containing towels.

We have an anti slip mat in the bath. The height of the ceiling is 2.3m

Hallway

This has 2 doors leading to it, and leads to the stairs. The hall is 2.2m x 2.1m

Entering the Hall through the door leading from Kitchen – to the right is a window 1030mm height with a deep 400mm sill. The hall has a telephone table with telephone and wireless router on it with telephone books and our welcome folders below.

It is carpeted and has a radiator. On the wall to the right next to the window is the fuse box on the outside of this is the thermostat for the heating.

Straight ahead is a door hinged right 1.9m x 730mm leading to the lounge.

To the left are the light switches for the hall and upstairs landing height 1.30. There is an armchair and an under the stairs cupboard with sliding doors containing vacuum cleaner, ironing board and iron, clothes horse x 2 spare quilts and throws, spare batteries/light bulbs.

The smoke alarm is on the ceiling, and the smoke alarm tested and recorded log is under the hall table.

To the left are the stairs leading to the upstairs landing, there are 11 stairs and they are carpeted and quite steep, bending to the left with a lockable stair gate at the top. The width of the stairs is 760mm. The height of the ceiling is 2.0m

Lounge

The lounge is accessed from the hall. It is 5.2m x 3m and is carpeted and has 3 windows on the right-hand side at 1030mm height and 390mm deep sills.

From the door the light switch can be found on the wall to the right at 1.25 heights.

There is a blocked up fireplace on the far wall with 2 recesses each side, the left recess contains an occasional table with artificial flower display and a standard lamp in front. The right recess has been converted into a doorway that leads to a private room, this door is locked and not accessible to guests.

The lounge contains a TV, with sky box, DVD player and DVD’s all located on the TV table.

The lounge contains the following furnishings: 2 x Sofa beds (instructions in our welcome folder), a coffee table, 3 occasional tables and a table lamp.

The Welsh dresser in the lounge contains tourist information and Games. There is a bookshelf on the wall to the left behind the door. The height of the ceiling is 2.0m

Bedroom 3

This is a ground floor bedroom which has its own access from the garden, over a 200mm step. Door size 1700mm x 690mm hinged left opening in. Inside, the room has an split level feature. The first level is 4000mm wide by 1900mm deep leading to a 200mm step onto the top level. A new addition of a shower 1900mm wide by 1000mm with a small step into the cubicle is on this first level. This level measures 3060mm x 2000mm where the double bed is situated with two bedside tables with double sockets and lamps on each.
The main light switch is to the right of the door as you enter at a height of 1100mm. This is a double switch the other is for the outside light. There is a window 870mm x 870mm with a 500mm sill, facing out into the valley. There is also a chest of drawers and two occasional tables, one on the top level and one on the bottom underneath the mirror which is 400mm x 700mm at 1450mm from the floor. There is also a double socket at table height, handy for hairdryers etc.
On the top level the ceiling height is 2000mm on the lower level it measures 2200mm. From this level there is also an original cottage door leading to the lounge. This is however quite a small door with a step, so please mind your head and footing if you chose to use this entrance. The door measures 1060mm hign x 500mm wide and there is a 130mm step into the living room.

UPSTAIRS

Landing

The landing is 2140mm x 1500mm carpeted and has a fixed solid banister. The light switch can be found on the right side wall as coming up the stairs at 1.30 height. The landing has 3 doors leading from it.

From the top of the stairs to the left  is an over stairs cupboard containing bed linen and extra pillows, there is a door hinged left 1.9m x 730mm leading to Bedroom 1.

Straight ahead is a door hinged left 1.9m x 650mm leading to a WC, the switch for the WC is to the right of the door leading to WC at a height of 1.27m, the smoke alarm is located on ceiling at the top of the stairs; CO2 detector is on the wall to the right of bed 1 door 1.65; the tested and recorded log for this is under the hall table.

To the left is a door hinged left 1.9m x 730mm leading to Bedroom 2. The height of the ceiling is 1.88m

Upstairs toilet

The upstairs toilet is 2140mm x 630mm. There is a wash basin to the left of the door at the height of 820mm and width 370mm   and depth 270mm and a toilet to the right. The toilet is 400mm in height and 130mm distance to the wall on the left and 130mm to the wall on the right. There is a low 3 way opening window which is 400mm height from the floor with a sill 370mm deep.

The height of the ceiling is 1.88m with a slope ahead of 1.67m

Bedroom 1

From the door of bedroom 1: The room is 5.2m x 3.1m. The light switch can be found to the right side of the door at a height of 1.27m. On the right of the room are 2 x 3 way opening windows 400mm height from the floor, with sills 370mm deep.

The room is furnished with a double bed 560mm height from floor to mattress, a wardrobe with hangers, a chest of drawers, and an armchair. There are 2 x bedside tables with a table lamp on each. The main light can be turned on/off by a pull switch located behind the headboard.

The bed is a standard double with memory foam/sprung mattress. All bedding is cotton. All quilts and pillows are non feather.

The height of the ceiling is 2.4m .To the left the ceiling slopes to a height of 1.65m

Bedroom 2

From the door of bedroom 2: The room is 3.35m x 3.1m. The light switch can be found to the right side of the door at a height of 1.30m. On the left of the room is 1 x 3 way opening window 400mm height from the floor, with sills 370mm deep.

The ceiling is 1.88 high. To the right the ceiling slopes to a height of 1.59.

The room is furnished with a double bed 560mm height from floor to mattress, there are 2 x recessed areas along the back wall of the bedroom, and the one to the left has a hanging rail and hangers with a railed curtain cover; the one to the right is shelved with a railed curtain cover.

There are 2 x bedside tables with a table lamp on each. The main light can be turned on/off by a pull switch located behind the headboard.

The bed is a standard double with memory foam/sprung mattress. All bedding is cotton. All quilts and pillows are non feather.
